Property Highlights
High-Visibility Location: The site is situated within the established Ammon Town Center development, positioned on the east side of Hitt Road near the south exit of Target.
Flexible Commercial Zoning: Zoned HC-1, the property is designed to accommodate a variety of highway- and arterial-oriented commercial developments.
Permitted Uses: The zoning is generally supportive of retail, service-commercial, office, and restaurant uses that benefit from traffic exposure.
Ready Infrastructure: Public water, public sewer, and natural gas are available to the site.
Site Configuration & Access Constraints
Prospective buyers should carefully review the physical and legal constraints of the parcel before bidding:
Shape and Size: The parcel is narrow, triangular, and irregularly shaped.
Building Envelope: The shape of the lot limits the functional building envelope once setbacks, parking, landscaping, and stormwater requirements are considered.
Indirect Access: The property does not possess a clearly defined independent driveway or direct two-way curb cut from Hitt Road.
Easement Routing: Vehicular and pedestrian access is legally provided through the Ammon Town Center reciprocal, nonexclusive easement and common-area system.
Traffic Flow: Functional access will likely require circulation through the existing shopping center internal drive system, routing around the side or rear of the Target building, and utilizing a one-way access system connected to Hitt Road.
Recorded Covenants: The site is subject to the recorded covenants, conditions, restrictions, and easements associated with the Ammon Town Center development.
Ideal Buyer Profile
Because of its specific physical layout and indirect access, this site is best suited for small-format commercial, office, service, or ancillary retail users that do not require intense drive-up convenience or a conventional rectangular building footprint. It also presents an excellent assemblage opportunity for a contiguous or nearby commercial property owner looking to expand their footprint or ancillary parking.
Please note, there is a memorial tree on site that the City of Ammon will relocate if the buyer does not desire the tree.
