Restrictions - Questions about building, zoning, and use restrictions should be addressed to the city and/or county departments responsible for engineering, building, code enforcement, and planning.
Title Insurance - Some title companies may not provide title insurance for up to ten years after the date of sale. Policies vary with each title company. If you are planning to build or sell, title insurance may be important to you.
Property Liens - It is the buyer’s responsibility to research and determine whether parcels are subject to encumbrances that will not be extinguished by the foreclosure sale. IRS liens are subject to a 120 day redemption period.

Physical Inspection of Property - The Treasurer's Office does not have the authority to grant access to the property or improvements, if any, and does not condone trespassing.
Improvements - If there are improvements on the parcel, you should find out if the improvements go with the land and how they are currently being utilized.
Occupied Properties - If a property is occupied, it is the responsibility of the winning bidder to handle the removal of occupants.

The County Treasurer makes no warranty, either expressed or implied, relative to the usability, location, property lines, or topography. The County does not guarantee that all properties are buildable lots. Properties are offered for sale on a "where is" and "as is" basis without any representation or warranty, expressed or implied.
Bidders are urged to examine title, location and desirability of properties prior to sale.
Cowlitz County employees and officers are prohibited from bidding at this sale. No County employee/officer may bid as an agent of someone else and no agent can bid on behalf of any County employee/officer.
A 5% Buyer Premium ($1 minimum) shall be added to the final sale price.
A tax deed will be issued within 30 days of the end of auction. The end of auction is when the Treasurer deems the entire auction is closed, not when the winning bidder may have paid for the property they won. Tax deeds will be mailed to the winning bidder at the address provided after the winning bidder is notified he or she won.
If no one bids on a parcel it will be deeded to the county to hold in trust as tax title.
