The Maricopa County, Arizona Tax Deeded Land Sale for 2018 will be held on Tuesday, April 17th, 2018 at 8:00 a.m. and conclude at 5:00 p.m. M.S.T. The auction will be conducted on the Public Surplus website. Their website address is: The website will open on Friday, April 6th, 2018. Interested bidders will need to register and provide required information on the Public Surplus’ website. To register go the website and select the “Register to become part of Public Surplus”. All interested bidders are required to read all announcements and consent to the Online Terms & Conditions in order to participate. Bidders needing additional information regarding the auction process can contact Public Surplus at the email addresses shown in the registration or help sections of the website. Additionally interested bidders will also need to agree to Public Processing, LLC Agreement for Payment Processing. Failure to complete the registration as required may result in denial from participation in the auction.



Welcome to Maricopa County, Arizona's Tax Deeded Land Sale for 2018. The Maricopa County Treasurer's Office has spent an average of $310 per parcel in administrative costs to foreclose on these properties and seeks to recover these costs. The Maricopa County Board of Supervisors has implemented the following procedures for this sale. Tax-Deeded Land Sale Procedures:

  1. There will be no minimum reserve bid amount.

  2. The sale of all parcels shall be "as-is" and without warranty. The buyer is encouraged to perform a considerable Due Diligence analysis on each parcel since there is the potential the property is not a suitable investment risk.

  3. All properties in the Tax-Deeded Land Sale will be sold to the highest bidder, subject to Maricopa County Board of Supervisors Approval. The sale will end on April17th 2018at staggered times throughout the day.

  4. In the exercise of its reasonable discretion, the Maricopa Board of Supervisors may accept, defer or reject a bid and may also determine not to sell a property, even at the highest bid.

  5. Payment will be made to Public Processing, LLC as agent for Maricopa County. Payments will not be accepted directly to the County. Payment will only be made online by credit card or wire transfer. No cash, checks or money orders will be accepted. The credit card limit per transaction is $4,000. Payments larger than this amount must be made by wire transfer.

  6. Prior to the start of the sale each bidder shall post $50 as an entrance deposit which will be applied to the sale. Should payment not be made on an awarded bid the deposit will be forfeited.

  7. Each bidder shall sign the acknowledgement on the registration form at the time the entrance deposit is paid, and a receipt will be issued.

  8. A Down Payment of 10% of the bid or $300, whichever is greater, shall be paid immediately upon the announcement of the highest bid for each parcel by the auctioneer. Bids less than $300 shall be immediately paid in full. In the event the Maricopa County Board of Supervisors rejects the highest bid, these funds shall be refunded to the bidder.

  9. The Down Payment shall be applied to the purchase price and shall be forfeited in the event payment in full is not received by 5:00 p.m. of the next business day following acceptance of a bid by the Board of Supervisors.

  10. After confirming availability of funds, deeds shall be prepared by the Maricopa County Treasurer.

  11. The original recorded deed will be mailed to the purchaser at the address on record.
