MARICOPA COUNTY AUCTION BID ANNOUNCEMENT

General Information

The Maricopa County, Arizona Tax Deeded Land Sale for 2023 will begin on MONDAY, May 1st, 2023 at 8:00 AM (MST) and conclude Thursday, May 4th, 2023 at 3:00 PM (MST). The auction will be conducted on the Public Surplus website. Their website address is: www.publicsurplus.com. Interested bidders will need to register and provide required information on the Public Surplus’ website. To register go the website and select the “Register to become part of Public Surplus”. All interested bidders are required to read all announcements and consent to the Online Terms & Conditions to participate. Bidders needing additional information regarding the auction process can contact Public Surplus at the email addresses shown in the registration or help sections of the website. Additionally interested bidders will also need to agree to PayMac Inc Agreement for Payment Processing. Failure to complete the registration as required may result in denial from participation in the auction. 

INFORMATION FOR BIDDERS

Welcome to Maricopa County, Arizona's Tax Deeded Land Sale for May 1-4, 2023. The Maricopa County Treasurer's Office seeks to recover its costs to foreclose. The Maricopa County Treasurer’s Office, acting as agent for the Maricopa County Board of Supervisors, has implemented the following procedures for this sale.

  1. There will be a $250.00 minimum reserve bid amount.
  2. The sale of all parcels shall be "AS-IS" and without warranty. The buyer is encouraged to perform a considerable Due Diligence analysis on each parcel since there is the potential the property is not a suitable investment risk.
  3. All parcel auctions will BEGIN on MONDAY May 1st, 2023 at 8:00AM (MST) and END at 3:00PM (MST) on THURSDAY May 4th, 2023, or until closed.
  4. Winning bids in the tax-deeded land auction will be awarded to the highest bidder, SUBJECT TO Maricopa County Board of Supervisors approval.
  5. In the exercise of its reasonable discretion, the Maricopa Board of Supervisors may accept, defer or reject a bid at any time and may also determine not to sell a property, even at the highest bid.
  6. Payment will be made to PAYMAC, through Public Surplus as agent for Maricopa County. Payments will not be accepted directly to the County. Payment will only be made online by credit card or wire transfer. No cash, checks or money orders will be accepted. The credit card limit per transaction is $4,000. Payments larger than this amount must be made by wire transfer.
  7. Prior to the start of the sale each bidder shall post $250 as an entrance deposit which will be applied to the sale. Should payment in full on an AWARDED bid NOT be made by 5:00 p.m (MST) of the 5th business day following the close of auction, the DEPOSIT WILL BE FORFEITED.
  8. Each bidder should be aware that by placing a bid they are acknowledging they have read and agreed to the Maricopa County Terms and Conditions found on the Public Surplus website.
  9. After confirming availability of funds and approval by the Maricopa County Board of Supervisors, deeds shall be prepared by the Maricopa County Treasurer.
  10. The original recorded deed will be mailed to the purchaser at the address the winner enters on the Deed Information sheet at the close of the auction, NO EXCEPTIONS.
